Terms and Conditions

The following terms and conditions represent house rules and describe the process of booking as well as payment. With your booking, you accept the terms and conditions for the rental apartment "Grandma's Cottage".

 

Booking and Payment

For a booking, we require the following personal information of all tenants: first name, surname, age, current address and telephone number. Once your booking details and request have been processed, you will receive a confirmation Email indicating the rental fee associated with your stay, the total cost of your stay at “Grandma’s Cottage” and the amount of the required down payment to secure your reservation.

 

Smoking on the Premises

In "Grandma's Cottage", smoking is not permitted. However, smoking is permitted on the terrace or in the garden.

 

Cleaning Policy

We ensure for all of tenants a pleasant and clean environment for their stay. Please leave the holiday apartment "Grandma’s Cottage" in a clean state.

If you decide to do the cleaning yourself, please ensure that the apartment is as clean you found it upon arrival. Wiping and dusting the surface on top and under the furniture is a part of the cleaning requirements. Likewise, the bed sheets should be removed and placed in the laundry basket, the dishes should be washed and the clothing cupboards cleared for the use of the next tenants. If during the handover, we see that the apartment has not been left spotless, we will happily undertake the cleaning ourselves at a fee of € 17,50 per hour of required cleaning time. This cleaning service will be billed to you after your departure.

We offer full cleaning services on your date of departure at a fixed fee of € 35. Please include this request in your reservation with us.

 

Liability

All tenants shall remain fully liable for any damages to the apartment caused by them or their guests. Should damages of any kind occur, please report them immediately to the landlord or the person appointed by him. The telephone number of the landlord or the person appointed by him will be made available to you upon arrival.

 

Security Deposit

A deposit between € 150-200, depending on the length of stay, will be provided to the owner. The deposit minus any additional costs or damages incurred will be transferred to the bank account of the tenant within one week of departure.

 

Early Departure

In the case of an early departure, there is no entitlement to a full or partial refund of the rent. However, we will do our best to rent "Grandma's Cottage" to another party as soon as possible. The revenue thereof will count towards offsetting a portion of the rental fees paid accordingly.

 

Maintenance of Furnishings

Should furnishings unexpectedly need to be replaced due to public utility or force majeure on short notice, there will be no entitlement to a price reduction. Should there be defects in the apartment, please notify immediately the owner or the person appointed by him.

In all cases, the tenant grants the landlord a period of 36 hours to repair the defects. Complaints made at a later date will not be accepted nor taken into account.

 

Property Rights

Under certain, rare circumstances, it may be necessary that the landlord or the person authorized by the landlord needs to enter the apartment without the knowledge of the tenant.

 

Termination Policy

In the case of a formal, written warning due to breach of the terms and conditions, the landlord or the person authorized by the landlord may terminate the lease without notice in case of a recurring breach of the terms and conditions. The tenant has to leave the apartment within the following 12 hours at the latest. A claim for refund of the rental fees is not warranted.

 

Booking Policy

A deposit in the amount of 25% of the total rental price is required for booking “Grandma’s Cottage”. The deposit must be made within 7 days of receiving the confirmation Email indicating all fees. The balance is due to be paid 4 weeks prior to arrival. Please transfer the amount to the account of M.J. Holke, OLB-Riepe indicating also the booking reference number and the words "Holiday Grandma’s Cottage."

 

Cancellation Policy

In the event of a confirmed reservation, cancellation charges apply. If we are informed of the cancellation at least 50 days before arrival, a set cancellation fee applies. Otherwise, we charge a cancellation fee equivalent to a portion of the total rental fee. The cancellation fees are as follow:

of more than 50 days before arrival:      € 35

within 50 days before arrival:                 € 45

within 35 days before arrival:                 25% of the total price,

within 20 days before arrival:                 50% of the total price,

within 7 days before arrival:                  100% of the total price.

Once we have received your cancellation request, we will do our best to rent "Grandma's Cottage" to another party. The revenue thereof will count towards offsetting a portion of the cancellation fee accordingly. We recommend taking out travel insurance.

Arrival and Departure

To prepare for the holiday apartment "Grandma's Cottage" for the next guests, we ask you to please leave the apartment on your departure date by 10 am. It is possible that the new tenants arrive starting from 2pm.

On days when we have no change of tenants, we can make individual arrangements for arrival and departure dates.
